BIG CHANGES – NEW MORTGAGE DISCLOSURE FORMS

New Mortgage Disclosure Forms – How will these new forms impact you and your future closings on residential purchases?

TIME LINE is the major key for this new Federal Law changes occurring to all customer closings financed with a mortgage.  Both Residential Investment properties and Residential vacant land purchases will have to comply with this new consumer law.   Beginning October 3, 2015, all customer mortgage applications are required to meet the new Loan Estimate and Closing Disclosure law.  This is very important to both Buyers and Sellers as closings could be delayed due to the new disclosure waiting periods.  Effective – On all Mortgage Applications taken on or after 10/03/15.  (All applications completed prior to the 10/03/15 date will continue to be closed under the old regulations).  The Mortgage Providers will be the driving force to insure compliance with these closing changes.  Therefore, it will be very important to discuss these new regulations with your mortgage provide so that you have a clear understanding of how this will effect you to ensure timely and accurately closing.  Your Mortgage provider will be a tremendous resource in answering questions regarding the new laws that are now in effect.

Adagio 30A Condominiums November 2012 market report

 

Adagio Gulf Front Residences, Blue Mountain Beach, Fl. 30A

Adagio Condominiums o on 30A in Blue Mountain Beach, Florida has had  some impressive activity all year, and the month of November in 2012 is no exception.

Adagio is comprised of 3 Gulf Front Buildings (A,B,C) comprised of 20 homes per building, and 4 low density buildings surrounding the pool (D,E,F,G).

There are presently only 3 opportunities for purchase surrounding the pool, ranging in asking price from

$617,900 for D401(corner top floor)-$675,000 in the F Building.  On 11/30/2012 D201 closed for $545,000 and G205 is presently under contract with an original asking price of $649,000.

Regarding Gulf Front condominiums at Adagio, there are presently 9 condominiums available ranging from $1.145m-$1.299m.

Adagio Condominium Fall 2012 market update 9/1-10/22/2012

Adagio Gulf Front Condominiums

 

Adagio Condominiums has seen a great deal of visitors and buyers this beautiful Fall of 2012.  Within the development, there are only 3 Poolside Condos on the market, and 2 under contract slated to close at the end of November.  D204, with and asking price of %569,000 was placed under contract in 4 days.  There are 2 corner end poolside homes available in the two most desirable buildings and locations (D401, G205).

Within the gulf front buildings of  Adagio, there are 8 condominiums to chose from ranging in price from $1.145m-$1.299.  There is presently one Gulf Front under contract, which is a Short Sale listed for $1,049,000 projected to close by the end of the year.

7/25/2012-8/30/2012 Adagio Condos on 30A Market Update

Adagio Condominiums Gulf Front Buildings C,B,A

Adagio Condominiums has seen a some interesting activity since 7/25/2012 thru the month of August of 2012. There have been 3 closings within this time period, and 3 properties under contract. One lucky buyer basically stole C103, a Gulf Front short sale which was placed under contract January 8th for $820,000. Also in the gulf front buildings, B305 was purchased for $1,125,000 for cash and closed after 13 days.

After G401, a corner unit on the pool closed on 7/25/2012 for $559,000, the other 2 pool active listings smartly raised their prices. D401 is presently listed for $634,900, and E204 raised their price to $644,000.
However, D205 was listed under value as a Short Sale for $450,000 on 8/7 and was placed under contract the same day.

Regarding Gulf Front opportunities at Adagio Condominiums, there are 9 actively listed condos ranging in price from $1,145,000 to $1,299,000. Also within the Gulf Front Buildings, there are two that are under contract slated to close at the end of September. A402 was listed for $1,049,000 and C402 was priced at $1,099,000.

Opportunities such as D205 rarely come on the market. The good news is for the buyer of that condominium, they took the prudent advice of their Realtor and immediately placed a great buy under contract that day. The bad news is for the seller who placed the unit on the market below market value even though it is a Short Sale.

New Adagio Pool listing D401, Adagio, market update July 2012

Across the pool from G4o1 that recently sold,  D401 has just been listed for $639,000.  As a fourth floor corner unit, D401 is one of the most desirable homes within Adagio Condominiums.  Presently, there is only one other listing in the pool buildings E204 which has an asking price of $599,000.

There are 10 Gulf Front opportunities still available in buildings A,B,C.

Inventory is running low, and prices are going up.  If you plan on owning a piece of paradise at the beach, better hurry!
