July 2012 has been a very active month for sales of Watercolor Homes and properties throughout the development. Since 7/1/2012, 11 houses sold within the development, including 243 Western Lake Drive(5426 sq ft) 6 bedrooms 7.5 baths for $2.9m. The most active category of sales has been 5 or more bedrooms ranging in price from $1-$2m of which there were 6 new owners. As of August 2, 2012, there are 17 homes within Watercolor that are under contract and 63 houses available for purchase.
Presently, there are 11 homes on the market for less than $1m, most of which are located in Phases IV and V. Pay particular attention to 33 Bluestream listed for $949,900 on the market for 128 days. If your price point is between $1 and $2m, there are 34 active listings for sale in Watercolor.
Watercolor homesites have been VERY active all year, and there is a tremendous amount of construction throughout the development particularly in Phase III. In the month of July, 5 lots were sold ranging in price from $325,000-$1.36m for 143 Vermillion Way which is one of the most desirable lake homesites in Phase III. Presently, there are 3 homesites under contract, and 25 lots for sale. The inventory in Phases I, II, and III is beginning to run very low, with few opportunities to build your dream home within them
Watercolor also has a few condominiums still available. There are 6 Watercolor Condominiums for sale, and 3 under contract.
